Tri-Valley Cities: A Town-by-Town Guide

The Tri-Valley looks like one place from the freeway, but the details that matter for a repair change as you drive across it. The county line runs right through the middle. Dublin, Pleasanton, and Livermore sit in Alameda County; San Ramon, Danville, Alamo, and Blackhawk sit in Contra Costa. That line decides which building department issues your permit and, in some cases, who sells you electricity.

Power is split too. Dublin, Pleasanton, and Livermore are served by Ava Community Energy, while the Contra Costa side runs on MCE Clean Energy. PG&E still delivers the electrons and sends the bill in both. Water differs again: Dublin and the Dougherty Valley side of San Ramon are on DSRSD, Pleasanton runs its own city water, and Livermore is served by California Water Service. The wholesale supply behind all of them is Zone 7 Water Agency, and Zone 7 water is hard, which quietly shortens the life of water heaters and dishwashers everywhere in the valley.

Housing stock varies just as much. Some towns are full of newer, tight construction with recent equipment. Others have 1960s tract homes on their first or second AC. Two of these places aren’t cities at all.

Pick your town:

• Dublin — newer eastern subdivisions and a city building department that’s easy to reach.
• Pleasanton — older central tract homes with aging single-stage AC.
• Livermore — the hottest, dustiest, most inland of the seven.
• San Ramon — a Contra Costa town on MCE power, much of it newly built.
• Danville — hillside homes with high-end built-in kitchens.
• Alamo — unincorporated, so permits run through the county.
• Blackhawk — a gated community where luxury appliances change the repair math.
